Preventative Maintenance

Protecting Your AC and Heating Equipment Investment

To ensure your AC & Heating system functions properly, it is recommended that residential units be serviced two (2) times per year – one (1) A/C Cool Check-up and one (1)  Heating Check-up.

Air Conditioning Cool Check-up

• Check condenser coil if necessary
• Check electrical connections for tightness
• Adjust system for optimal cooling
• Lubricate as needed
• Check for oil & refrigerant leaks
• Check safety devices
• Check blower belt wear, tension, and alignment (if applicable)
• Clean or replace air filter
• Check expansion valve and coil temperatures
• Check refrigerant level
• Check condensate drain

Heating Check-up

Electrical Furnace
• Clean & check automatic controls
• Check wiring for loose connections & condition of insulation
• Check supply voltage
• Check amperage draw
• Lubricate as needed
• Check blower belt wear, tension, & alignment (if applicable)
• Clean or replace air filter
• Replace humidifier media at fall inspection

Gas Furnace

• Clean & adjust automatic controls
• Clean burners
• Adjust combustion for optimal fuel efficiency
• Lubricate as needed
• Test for combustion leaks
• Test safety shutoff response
• Check blower belt wear, tension, & alignment (if applicable)
• Clean or replace air filter
• Replace humidifier media at fall inspection
• Check flue for satisfactory operation

Heat Pump

• Check defrost cycle & reversing valve operation
• Adjust air volume for maximum efficiency
• Check safety devices & electrical connections for tightness
• Lubricate as needed
• Test electrical controls for proper operation
• Check for oil & refrigerant leaks
• Check blower belt wear, tension, & alignment (if applicable)
• Clean or replace air filter
• Check refrigerant level, controls, & coil temperature for maximum efficiency
